Stormwater Soakwell Failure
The biggest structural risk in Innaloo and Nollamara triplexes comes from stormwater management. Blocks are fully paved with zero permeable area. There's no garden or lawn to absorb rainwater. All stormwater must go through soakwells, and when these fail (collapse, block, or reach capacity), water has nowhere to go. It pools against slab edges and exterior walls, causing subsidence under driveways, paving cracks, and moisture tracking into the home. This is the most common defect we find in Innaloo triplexes.
Asbestos in Original 1960s Homes
Unrenovated 1960s homes in Innaloo and Nollamara have very high asbestos prevalence. Hardiflex eaves are near-universal on original stock. Enclosed "sleepout" verandahs. A common 1950s–1960s modification in Nollamara. Almost always contain asbestos sheeting. Homes that haven't been subdivided into triplexes retain the original construction and should be assessed accordingly.
Lot Boundary vs Common Property
In strata triplexes, the boundary between your lot and common property determines who pays for repairs. External walls, roof structure, and shared services may be common property. Meaning defects in these areas are the strata company's responsibility, not the individual lot owner's.
